Properties are typically rented on a first-come, first-served basis and we only hold units once a completed application and required fees are submitted. We recommend applying as soon as possible—complete applications allow us to move quickly and protect the owner’s revenue stream while giving you the best chance to secure the rental. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Most rentals require first month’s rent and a security deposit before move-in; some also require last month’s rent. Specific move-in requirements are listed on each listing and in the lease so both tenants and investors have clear financial protection. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, 18 years or older. All applicants must complete the screening process and sign the lease to ensure compliance with legal and investor requirements. -
Is the deposit refundable?
Yes—security deposits are generally refundable if the unit is returned in good condition, accounting for normal wear and tear. Deductions may be made for unpaid rent, damage beyond normal wear and tear, or required cleaning. Deposits are returned in accordance with applicable state law after a move-out inspection. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet our income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantor agreement to protect the property owner’s investment. -
You have a property I want to rent. How do I apply?
Applications can be submitted online through our portal or in person. A completed application, application fee, government ID, proof of income, and authorization for credit/background checks are typically required. Prompt, accurate documentation speeds approval and reduces vacancy time. -
How do I pay rent?
Rent is usually paid through our secure online tenant portal, by automatic bank transfer, or by check/money order when permitted. We enforce on-time rent collection to protect investor returns; late fees and other lease remedies are applied per the lease if payments are late. -
I want to get a pet. What should I do?
Review your lease and contact management before acquiring a pet. Some properties allow pets with an additional pet deposit, and breed/size restrictions; others do not permit pets. Advance approval ensures compliance and protects the property. -
I want to move out, but my roommate wants to stay. What should I do?
Leases usually hold all tenants jointly responsible for the full lease term. Any change requires management approval and may involve a lease amendment or new screening to protect the owner’s income stream. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by that deadline in the tenant portal. Follow the move-out checklist, and provide forwarding information so we can process the security deposit in accordance with the lease and state law. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine maintenance and emergency repairs to protect the property and preserve rental income. Tenants are responsible for damage caused by negligence or misuse. Report maintenance requests promptly through the tenant portal or designated emergency line so we can address issues quickly and prevent further damage.
